General Building Maintenance PM Schedule
Area Maintenance
Area Maintenance is important to us because:
- Helps reduce the travel time normally required to complete work orders for items that require very little time.
- Reduces vehicle operation costs.
- Allows us to turnaround work orders much faster.
- Helps us better achieve our WO goals.
- Increases customer satisfaction
- Helps maintain the buildings and prevent small problems from becoming large and more serious.
- We are able to find and see problems and conditions while checking the buildings others might miss.
Some examples of Area Maintenance items
- Hang pictures, banners and clocks
- Coat Hooks
- Minor repairs to restroom stalls (Doors, partitions, hardware)
- Minor adjustment/repair of cabinet and file drawer hardware
- Ceiling Tiles (that require cutting)
- Pencil Sharpeners
· Loose cove base
· Door bumpers
· Minor adjustments to door hardware (Locks, handles, closers)
Current Structure of Area Maintenance
· 4 Areas
· 10 Schools per area
· One AM visit per month per school.
· 2-3 AMWO per week per AMW.
· AM should be performed within the week assigned.
· AMW will be assigned to an Area for four months, then rotated to a new area.
· AM will be done year round when possible.
What are the Area Maintenance Person’s Responsibilities?
· Notify the CUST when you expect to be at his school for AM.
· Notify the CUST if you can’t be there when promised.
· Check exterior doors/hardware/jambs. Adjust/Repair as needed.
· Check bathroom stalls/hardware. Adjust/Repair as needed.
· Check interior doors/hardware/jambs. Adjust/Repair as needed.
· Check Ceiling Tiles. Replace as necessary.
· Check for any other security/safety issues. Adjust/Repair as needed.
· Complete any items on the Custodian’s Area Maintenance list
· Complete any outstanding WO while at the school.
· Ask the CUST to submit WO for any repairs beyond the scope of Area Maintenance
