Chiller air cooled Estimated life 20 Years

 

Spring Maintenance (Building HVAC Technician)

Clean condenser coils, check electrical components and connections, check refrigerant cycle, check fluid pumps.

Winter Maintenance (Building HVAC Technician)

Winterize equipment, drain, and inspect

Monthly Maintenance (Building HVAC Technician)

Log chiller computer point to verify efficient operation. Make repairs as necessary.

Daily Maintenance (Building HVAC Technician, Building Maintenance worker, Custodian)

Clean the tank, upper basins, strainers, fill system. Test operation and make repairs as needed.

Winter Maintenance (Building HVAC Technician)

Winterize system by draining the tank, pumps, and makeup water.

Visual inspection clean tank, filters screen and nozzles.

Test operation and repair as needed.

Notes

1) IDEC (Indirect Direct Evaporative Cooling.

2) Daily Maintenance (All District Personnel) – is conducted by district Personnel on a visit to the mechanical room, roof or what ever location where the equipment is installed at. This entails a look and listen inspection of the equipment. (i.e. Weird or different sounds, water or oil where it shouldn’t be, high or low temps. In or around the equipment, damper or valves not functioning, indicator or warning lights or signals, air filter inspection and/ or replacement or anything else of concern.

3) Annual, Semi- Annual Maintenance (Building Maintenance Worker) – These workers are assigned 4 buildings at a time. They check every motor and do a visual inspection of it’s operation. They replace motors, belts, pulleys, and bearings as needed. Greasing bearings and check or replacing gear case oil.
